The new building is the third to break ground in the cluster of four condominiums and is slated for completion in March 2018.<\/p>\n<p>The new building was listed on the MLS last week, and Wetherbee said several units have already gone under contract. Building D is also expected to break ground this spring, with a June 2018 completion date.<\/p>\n<p>\u201cWe\u2019ll be doing more three bedroom and larger units in that one,\u201d Wetherbee said of Building C. \u201cThe three bedrooms have been going right away. Our customers wanted bigger units than we offered in the first two buildings.\u201d<\/p>\n<p>Several other buildings associated with the <a href=\"http:\/\/oldsawmilldistrict.com\/\" target=\"_blank\">Old Sawmill District<\/a> are expected to break ground this year, including a new student housing facility. Wetherbee said it will include 50 units and 200 beds.<\/p>\n<p>\u201cThey\u2019ll each have their own bed and bath, with a shared kitchen and living area,\u201d she said. \u201cWe have some cool designs on that. We\u2019re looking at a completion date in May 2019.\u201d<\/p>\n<p><div class=\"well\"><div class=\"dfad dfad_pos_1 dfad_first\" id=\"_ad_652\"><a target=\"_blank\" href=\"https:\/\/goo.gl\/mjhWkW\"><img loading=\"lazy\" decoding=\"async\" src=\"http:\/\/lastbestnews.com\/site\/wp-content\/uploads\/201703_capeair_variable.jpg\" alt=\"CapreAir_Variable\" width=\"510\" height=\"180\" class=\"alignnone size-full wp-image-18069\" \/><\/a><\/div><\/div>The flurry of construction planned this year represents roughly $125 million in development, according to Wetherbee. The Old Sawmill District, located west of\u00a0downtown Missoula near the baseball stadium that is home to the Pioneer League&#8217;s Missoula Osprey, represents one of the largest urban infill projects in the state.<\/p>\n<p>Several years in the making, the project continues the public-private investment in what formerly served as the Champion lumber mill site. The city completed Silver Park two years ago, and a separate development is slated nearby in downtown Missoula at the Riverfront Triangle.<\/p>\n<p>In the Old Sawmill District, work on <a href=\"http:\/\/cambiumplace.com\/\" target=\"_blank\">Cambium Place<\/a> also began last year, and the foundation is now in place. That project\u2014a four-story building with a market and fitness center planned for the ground floor\u2014will offer roughly 65 high-end apartments and office space.<\/p>\n<p>Wetherbee said several other projects will also begin this year, including a restaurant and a new commercial building.<\/p>\n<p>\u201cWe\u2019re going to be working on another commercial building across from Cambium, with retail and office,\u201d she said. \u201cWe\u2019re also working on several different restaurants. I\u2019d expect several of those to be up and running by next year. We have at least one in the works and expect to have others.\u201d<\/p>\n<p>While construction moves forward on as many as five new buildings in the Old Sawmill District this summer, Wetherbee said plans for an active living center are in design. The project will include a gathering space and a partnership with the Lifelong Learning Center.<\/p>\n<p>Wetherbee said interest is high.<\/p>\n<p>\u201cPeople are interested in a different project and they\u2019re excited about the niche markets we\u2019re hitting,\u201d she said. \u201cWe\u2019ll be doing more residential after that. We\u2019ll be busy on this for several years.\u201d<\/p>\n<div id=\"attachment_15692\"  class=\"wp-caption module image alignleft\" style=\"max-width: 771px;\"><img loading=\"lazy\" decoding=\"async\" class=\"addboard wp-image-15692 size-large\" src=\"http:\/\/lastbestnews.com\/site\/wp-content\/uploads\/Cambium-771x300.png\" alt=\"Cambium\" width=\"771\" height=\"300\" srcset=\"https:\/\/montana-mint.com\/lastbestnews\/wp-content\/uploads\/Cambium.png 771w, https:\/\/montana-mint.com\/lastbestnews\/wp-content\/uploads\/Cambium-336x131.png 336w, https:\/\/montana-mint.com\/lastbestnews\/wp-content\/uploads\/Cambium-768x299.png 768w\" sizes=\"auto, (max-width: 771px) 100vw, 771px\" \/><\/a><p class=\"wp-caption-text\">Cambium Place is under construction in the Old Sawmill District and is set to open in 2018.<\/p><\/div>\n<p>Development plans for the district call for a variety of residential offerings. Wetherbee said they\u2019ll include row-style houses, condos, town homes and patio homes.<\/p>\n<p>The project\u2019s blend of amenities and living styles has been popular among buyers, she said. Those who have <a href=\"http:\/\/www.missoulacurrent.com\/growth-and-development\/2016\/07\/polleys-square-bears-name-missoula-lumber-family\/\" target=\"_blank\">made a purchase<\/a> include locals looking to downsize, parents wanting to live next to their college-aged kids, and others from outside the region.<\/p>\n<p>Seven units in Polleys Square A and B are still available. Buy-sell agreements are currently being accepted on Polleys Square C.<\/p>\n<p>\u201cWe do have some that have sold their homes here and are downsizing,\u201d Wetherbee said. \u201cWe have others who had just always loved Montana, had been here on vacation and wanted to be here. They searched around Montana and found our product was offering something no one else did. And we have about 30 percent using them as a second homes.\u201d<\/p>\n<p>The district\u2019s last parcel, reserved for a taller office building near Osprey Stadium, remains a work in progress, Wetherbee said.<\/p>\n<p>\u201cWe\u2019re waiting on that space closest to the ball field,\u201d she said. \u201cWe see a high-end restaurant and lounge on the top floor with offices below it.
